Property developers build trust with off-plan buyers in Kenya by being specific about the things buyers fear most: who holds the title and how it will be transferred, where deposits are kept, what approvals are in place, and whether the developer has delivered before. Trust is built with verifiable facts and visible progress, not with adjectives like "prime" and "luxury".
What off-plan buyers are worried about
- The title. Is the land clean, and how will my title be issued? For apartments, buyers increasingly ask about sectional titles.
- The deposit. If the project stalls, what happens to my money?
- Delivery. Will the building be finished, and on time?
- The finish. Will it look like the brochure?
Every one of these can be answered in your marketing before the buyer has to ask.
Trust signals that work
| Signal | How to show it |
|---|---|
| Land and title | State the title type and invite buyers to verify it with their own advocate. In Nairobi, land searches can be run through the Ardhisasa platform |
| Approvals | List the key approvals in place for the project |
| Deposit handling | Explain where deposits are held, for example in an advocate's client account |
| Track record | Show completed projects, handovers and keys in owners' hands |
| Progress | Post construction footage every two to four weeks |
| Real buyers | Short videos from people who have already bought, in their own words |
Put the proof in the ads, not just the brochure
Most developers keep this information in a PDF that buyers see after they enquire. Move it forward. A 20-second video of the site engineer walking the current floor, or a buyer collecting keys at your last project, does more for trust than any render. Use these as ads, not just as follow-up material.
Make verification easy
Encourage buyers to check everything with their own advocate, and make it easy for them to do so. A developer that invites scrutiny looks like a developer with nothing to hide. Share the documents they will need early and clearly.
Keep earning trust after the deposit
Buyers talk. A buyer who gets a progress video every month becomes your best referral source. One who hears nothing for six months becomes a warning in a WhatsApp group. An AI agent or a simple automated sequence can keep every buyer updated without adding work for the sales team.
How we approach it
When we run paid social for developers, the trust content is part of the campaign from day one: progress footage, buyer stories and plain answers about titles and deposits. It is how Maisha Development converted social leads into a sale in Week 2. See the work page, or ) to plan your project's trust content.
